Welcome to Avlí & Phós. To make your stay restful and predictable, we keep a small set of policies covering reservations, arrival and departure, and how we look after the apartment and our other guests during your stay. Please read them carefully — by completing a booking you agree to the terms below.
1. Reservations & payment
- Reservations are confirmed only after a valid booking confirmation has been issued by us or by an authorised booking partner.
- A valid credit or debit card is required to guarantee every reservation. The card will be charged for the full stay according to the rate plan you book.
- Greek climate-resilience tax (currently €0.50 – €2.00 per apartment per night, depending on category and season) is included in the room rate.
- All rates are quoted in Euros (€) and include VAT at the rate in force at the time of stay.
2. Cancellation & modification

Some rate plans (e.g. early-bird, non-refundable) carry stricter rules; the exact terms are shown at booking and on your confirmation email. Modifications (date or apartment changes) follow the same window unless otherwise agreed in writing.
3. Check-in & check-out
- Check-in from 3:00 pm. Earlier arrival can usually be accommodated subject to availability — please ask at least 24 hours in advance.
- Check-out by 11:00 am. Late check-out (until 1:00 pm) is complimentary subject to availability; later than that is charged at 50% of one night.
- A valid passport or ID is required from all adult guests at check-in, in line with Greek hospitality regulations.
- Self-check-in by smart-lock can be arranged — please notify us at least 24 hours in advance.
4. Children & extra guests
- Children of all ages are welcomed.
- Cots and high chairs are available on request, complimentary, while supplies last.
- Each apartment has a published maximum occupancy. Additional guests beyond that capacity cannot be accommodated for safety reasons.
5. Pets
Pets are not allowed in the accommodation.
6. Smoking
All apartments are strictly non-smoking, in line with Greek law unless otherwise indicated by signage. Guests who smoke inside an apartment are charged a deep-cleaning fee of €150 per occurrence.
7. Damages, lost keys & quiet hours
- Guests are responsible for the apartment and its contents during the stay. Damages beyond reasonable wear are charged at replacement cost.
- Lost keys or smart-lock cards are replaced at €30 each.
- Quiet hours are observed between 15:00–17:30 and 23:00–08:00 out of respect for our neighbours and other guests.
8. Cleaning & linen
- Apartments are cleaned daily.
- Linen is changed at least four times per week; towels are changed daily on request.
- An additional cleaning service or linen change beyond the standard frequency can be arranged on request, at a small supplement.
9. Group bookings
Reservations of three or more apartments are considered group bookings and may be subject to a separate agreement, including modified deposit and cancellation terms. Please contact us directly for group enquiries.
10. Force majeure
Neither party is liable for failure to perform due to events beyond reasonable control (natural disaster, government action, public-health emergency, severe weather, etc.). In such cases we will work with you in good faith to reschedule or refund as appropriate.
11. Liability
Avlí & Phós is not liable for the loss of personal items left in apartments or common areas. We strongly recommend the use of the in-room safe for valuables and a personal travel-insurance policy that covers cancellation, medical care and personal belongings.
12. Governing law
These policies are governed by the laws of the Hellenic Republic. Any disputes that cannot be resolved amicably are subject to the exclusive jurisdiction of the courts of Athens, Greece.
